How to Storm-Proof Your Roof Before Winter Hits

Here's the thing most LA homeowners don't realize: Southern California doesn't get a lot of rain, but when it comes, it comes hard. Start With the Flashing (This Is Where Most Leaks Begin)

Flashing is the thin metal that seals the joints where your roof meets a wall, chimney, skylight, or vent pipe. It's the most common failure point I see on LA roofs, and it's almost always invisible from the ground. After a dry summer, the caulk and sealant around flashing shrinks and cracks. One good rainstorm drives water straight into that gap. If you've had any leak near a chimney, skylight, or exterior wall — flashing is the first place to look.

Check Your Gutters and Downspouts Now, Not During the Storm

Clogged gutters don't just overflow — they back water up under your roofline. On older homes with wood fascia, that's a fast track to rot and interior leaks. Before the first rain, clear out leaves, debris, and any standing sediment. Make sure downspouts are directing water at least four feet away from your foundation. This is a simple task that prevents expensive damage.

Look for Lifted, Cracked, or Missing Shingles and Tiles

Walk the perimeter of your home and look up. You don't need to get on the roof — just look for obvious irregularities: shingles that are curling at the edges, tiles that look slightly raised or shifted, or any visible gaps. Wind from Santa Ana events earlier in fall can loosen material that was already aging. A single missing shingle is an open door for water intrusion.

Don't Skip the Attic

One of the most overlooked storm-prep steps is checking your attic before the rains arrive. Look for any daylight coming through the roof deck, dark staining on the wood, or soft spots. These are signs of existing moisture damage that will get dramatically worse once winter storms hit. Catching it now means a repair — ignoring it means a replacement.
