Step 1: Walk the Full Perimeter and Look Up
Don't just glance from the front door. Walk all four sides of your home and look at the roofline from each angle. You're scanning for:
- Missing or displaced shingles or tiles — any gap, dark patch, or out-of-place piece is a red flag
- Curling or buckling shingles — edges that lift or curl upward mean the material is aging out
- Sagging sections — a roofline that dips or waves in the middle signals decking or structural issues underneath
- Visible moss or dark streaking — in LA's marine-layer neighborhoods like Brentwood or Pacific Palisades, algae growth is common and accelerates shingle breakdown
If you have binoculars, use them. You'll see granule loss, cracked tiles, and lifted flashing that's invisible to the naked eye from 30 feet away.
Step 2: Check Your Gutters and the Ground Below
Your gutters are a report card for your roof. After any wind event or rain, look for:
- Granules — if your gutters look like they're full of coarse sand or coffee grounds, your asphalt shingles are shedding their protective coating
- Shingle fragments or tile chips — pieces of roofing material in the yard mean something broke loose
- Rust stains — can indicate deteriorating flashing around chimneys or vents
Step 3: Look at the Flashing Points
Flashing — the metal strips that seal around chimneys, skylights, and roof edges — is where most LA roof leaks actually start. From the ground, look for any metal that appears lifted, bent, or separated from the surface it's sealing.
