5 Early Warning Signs Your Roof Is About to Leak
The early signs of a roof leak almost never look like a leak. By the time water is dripping onto your floor or staining your ceiling, the damage has usually been building for weeks — sometimes months. I've walked hundreds of attics across Sherman Oaks, Encino, Pasadena, and Burbank, and the pattern is always the same: the homeowner noticed something weeks earlier but wasn't sure it was roof-related. It was.
Here are the five warning signs I tell every homeowner to take seriously — before the drip starts.
1. Granules Collecting in Your Gutters
If you're finding dark, sand-like granules in your gutters or downspout splash zones, your shingles are shedding their protective coating. Granule loss is one of the clearest early signs of a roof leak waiting to happen — once the asphalt underneath is exposed to UV and rain, it cracks and water finds a path in. A handful of granules after a storm is normal. A consistent stream means the shingles are past their prime.
2. Daylight Visible in Your Attic
On a sunny afternoon, go into your attic and let your eyes adjust. If you see pinpoints or streaks of light coming through the decking, water can get through those same gaps. While you're up there, run your hand along the underside of the roof deck after a recent rain — any soft spots or dark staining are signs moisture has already been entering.
3. Flashing That's Lifted, Cracked, or Missing
Flashing is the thin metal strip that seals the joints around your chimney, skylights, vents, and where your roof meets a wall. In LA's heat-and-cool cycles, flashing expands and contracts constantly. Over time it pulls away from the sealant, and that gap — sometimes just a few millimeters — is where the majority of leaks I diagnose actually originate. You can often spot lifted flashing from the ground with binoculars.
4. Shingles That Are Curling at the Edges
Curling shingles — either cupping upward at the edges or clawing downward in the middle — signal that the shingle is no longer lying flat against the deck. Wind-driven rain gets underneath them easily. This is especially common on south- and west-facing slopes in the San Fernando Valley, where afternoon sun accelerates aging.
5. A Musty Smell in Certain Rooms
This one surprises people. A persistent musty odor near an exterior wall or in a room directly below the roofline often means moisture is already trapped in insulation or drywall — even when the ceiling looks perfectly fine. Mold doesn't wait for a visible stain to start growing.
What to Do If You Spot Any of These
Don't wait for the drip. Catching a roof issue at the flashing or granule stage is a repair. Catching it after water has soaked your insulation and framing is a much larger project — and a much larger bill.
