Fall Roof Prep: The 7-Point Fall Roof Maintenance Checklist Before LA's Winter Rains

Here's the thing most LA homeowners don't realize: our roofs take a beating from six months of relentless summer heat, and then — with almost no warning — the winter rains show up. That gap between October and the first atmospheric river is your window. Miss it, and a $200 problem becomes a $4,000 water-damage repair.

This fall roof maintenance checklist is what I walk through on every pre-season inspection. You can do several of these from the ground with binoculars. A few require getting up there — or calling someone who will.

The 7-Point Checklist

1. Check for cracked, curled, or missing shingles. Summer UV in the San Fernando Valley and surrounding neighborhoods is brutal. Asphalt shingles that were borderline in spring are often fully compromised by September. Look for shingles that are lifting at the corners, cracked down the middle, or missing entirely. Any of those is an open invitation for rain.

2. Inspect every valley and ridge line. Roof valleys — the V-shaped channels where two roof planes meet — carry the highest volume of water during a storm. If the flashing or shingles in those valleys are worn, that's where your first leak will appear. Ridge caps take wind abuse all summer; check them too.

3. Clear gutters and downspouts completely. Gutters clogged with debris from summer dry-season dust and any early leaf fall will back water up under your eaves the moment it rains. This is one of the most preventable causes of fascia rot and interior ceiling stains we see in Sherman Oaks, Encino, and Pasadena homes.

4. Look at every pipe boot and roof penetration. The rubber collar around your plumbing vents (called a pipe boot) degrades faster than almost anything else on your roof. After a hot LA summer, the rubber cracks and pulls away from the pipe. A $40 part left unaddressed causes thousands in drywall damage.

5. Examine flashing at chimneys, skylights, and walls. Flashing is the metal that seals the joints between your roof and vertical surfaces. It expands and contracts with temperature swings. By fall, the sealant around it is often dried out and cracked. This is one of the most common leak sources we diagnose — and one of the easiest to fix early.

6. Check your attic for light, staining, or soft spots. On a bright day, go into your attic and look up. Any pinhole of daylight means a gap. Dark staining on the decking means water has already been getting in. Soft or spongy wood means rot has started. These are the signs that tell you whether you're dealing with a repair or something more serious.

7. Trim overhanging branches. Branches that hang over your roof scrape shingles in the wind and drop debris that holds moisture against the surface. Before the Santa Ana winds pick up, trim anything within six feet of the roofline.

What This Checklist Won't Tell You

A visual checklist from the ground — or even from the roof — has limits. Underlayment condition, decking integrity, and flashing seal quality require hands-on assessment. That's why I always recommend a professional eye before the first rain of the season, not after.
