Solar Panel Installs: Get Your Roof Ready This Summer

If you're planning to go solar this summer, here's the single most important thing most homeowners don't know: the solar company inspects your panels — not your roof. Getting your roof ready for solar panels before the installer shows up is the step that protects your entire investment.

We've seen it happen more than once. A homeowner spends $20,000–$30,000 on a solar system, the panels go up, and six months later there's a leak. Now the solar company has to remove the panels — at the homeowner's expense — so the roofer can get in and fix what should have been caught beforehand. It's an expensive lesson.

Here's what to actually look at before you commit to solar.

How Much Life Does Your Roof Have Left?

Reputable solar installers in California want to see at least 10–15 years of remaining useful life on a roof before they mount anything. If your shingles are curling, granules are washing into the gutters, or you've got soft spots near the eaves, you're not there.

A roof that's 15–20 years old isn't automatically disqualified — but it needs a real inspection, not a glance from the driveway. Flashing and Penetrations: The Hidden Risk

Solar mounting hardware creates new penetrations in your roof. Every one of those penetrations is a potential leak point — but only if the existing flashing around your chimney, vents, and skylights is already compromised. Installers seal their own mounts, but they're not re-flashing your 20-year-old chimney cricket in the process.

Before panels go on, we check every existing penetration for cracked caulk, lifted metal, and rust. These are the spots that fail first once the roof is loaded with panels and harder to access.

What About Flat or Low-Slope Roofs?

Commercial properties and LA homes with flat sections — common in Sherman Oaks, Encino, and Brentwood — often use TPO or modified bitumen. Solar on a flat roof uses ballasted racking systems that sit on the membrane. If that membrane has blisters, seam separations, or ponding water damage, the added weight accelerates the problem. We inspect flat roofs differently than pitched ones, and we'll tell you exactly what condition yours is in.
