Asphalt Shingles: The Workhorse (20–30 Years)

TPO (Commercial Flat Roofs): 20–30 Years

TPO single-ply membrane is the standard for flat and low-slope commercial roofs in LA. A properly installed 60-mil TPO system will give you 20–30 years of reliable service. The number-one factor that shortens that lifespan isn't the material — it's poor seam welding at installation. Bad seams let water in, and on a flat roof, water has nowhere to go.

This is exactly why installation quality matters more than brand on a flat roof.

Modified Bitumen (Torch-Down): 15–25 Years

Modified bitumen is a proven flat-roof system, especially on residential additions and low-slope sections. Expect 15–20 years from a standard install, up to 25 with a quality cap sheet and proper drainage. It's more forgiving to repair than TPO, which makes it a practical choice for older buildings.

The Bottom Line
