Can you find where a roof leak is actually coming from?
Yes — that is most of the job. Water travels along underlayment, rafters, and pipes before it shows up inside, so the stain is rarely under the failure. We inspect from the roof and by drone, trace the water path, and fix the flashing, valley, or penetration that let it in. The photos of the source are in your report.
Will you push me to replace the roof instead of repairing it?
No. You get a written repair-vs-replace answer with the drone photos it is based on. If a repair fixes the problem, that is what we quote. Replacement is only recommended when the roof genuinely is not worth repairing, and we show you why.
Do you repair tile roofs and flat roofs?
Yes. Tile: broken-tile replacement, ridge and hip re-bedding, and underlayment repair. Flat and low-slope: seam and ponding repairs on torch-down and TPO, and silicone restoration coatings where the membrane is sound. We are certified installers for the tile and flat-roof systems we work with.
Is there a warranty on a repair?
Yes. A 10-year workmanship warranty in writing on every job, repairs included. Manufacturer warranties on materials apply on top of that.
California Title 24: what the cool-roof rule means for your project
California's Title 24, Part 6 energy code applies by climate zone and roof slope, and it is triggered when you replace 50% or more of a roof (or about 1,000 sq ft). On flat and low-slope roofs, a CRRC-rated cool-roof product (aged solar reflectance ≥ 0.63, thermal emittance ≥ 0.75 — roughly SRI 75) is required in nearly every Southern California zone. On steep-slope (pitched) residential roofs, most of the LA basin, coast, and San Fernando Valley (Climate Zones 6, 8 and 9) is exempt — standard shingle or tile complies — while hot inland and desert zones (10–15, e.g. Santa Clarita, Lancaster, Palmdale) require a cool-roof product on every slope (about SRI 16). Cool-roof products come in many colors, not just white. Small like-for-like repairs generally don't trigger the rule, and trade-offs like added attic insulation can substitute in some cases.
