What does Title 24 require for a commercial flat roof in Los Angeles?

For low-slope commercial roofs (2:12 or less) in LA's climate zones, replacements must meet cool-roof performance — in practice a 3-year aged solar reflectance of 0.63 or an SRI of 75 for the roofing surface. White TPO and silicone coating systems meet it comfortably. We spec compliant products and handle the energy-code paperwork with the permit, so your project passes inspection the first time.

Can you coat our existing roof instead of tearing it off?

Often, yes. If the existing membrane is sound and dry — we verify with moisture testing, not guesswork — a silicone restoration system renews the roof seamlessly at a fraction of replacement cost, adds years of service life, and meets the cool-roof requirement. If the roof is saturated underneath, we will show you the readings and tell you honestly that a coating would waste your money.

How do you work around tenants and business hours?

California Title 24: what the cool-roof rule means for your project

California's Title 24, Part 6 energy code applies by climate zone and roof slope, and it is triggered when you replace 50% or more of a roof (or about 1,000 sq ft). On flat and low-slope roofs, a CRRC-rated cool-roof product (aged solar reflectance ≥ 0.63, thermal emittance ≥ 0.75 — roughly SRI 75) is required in nearly every Southern California zone. On steep-slope (pitched) residential roofs, most of the LA basin, coast, and San Fernando Valley (Climate Zones 6, 8 and 9) is exempt — standard shingle or tile complies — while hot inland and desert zones (10–15, e.g. Santa Clarita, Lancaster, Palmdale) require a cool-roof product on every slope (about SRI 16). Cool-roof products come in many colors, not just white. Small like-for-like repairs generally don't trigger the rule, and trade-offs like added attic insulation can substitute in some cases.
