the San Gabriel Valley · Los Angeles County

San Gabriel Valley roofing,
done the careful way.

The San Gabriel Valley is where Los Angeles keeps its history — the 1920s Craftsman bungalows of South Pasadena (91030), the period-revival estates of San Marino, and the rebuilt tile homes of Arcadia, all under the San Gabriel Mountains.

Why San Gabriel Valley homeowners call us

A roofer you can actually reach.

Everything here is something you can check in five minutes — on Google, on the CSLB site, or by calling the number above.

  • Our office is at 4464 Vista Del Monte Ave, #202 in Sherman Oaks — and we work across Greater Los Angeles, the San Gabriel Valley included.
  • You talk to Sam, the owner — not a call center. We still answer our own phone.
  • Every roof is documented by drone, before and after. The full set is yours to keep.
  • Written, itemized pricing — materials, scope, and timeline in writing, never a verbal number.
  • A 10-year workmanship warranty, in writing, on every job.

Our work across the San Gabriel Valley

What San Gabriel Valley roofs are up against.

The SGV runs hot and dry through the summer, with strong UV on south-facing slopes, and it catches the dry-season Santa Ana winds funneling down out of the foothills. Communities along the northern edge — the upper reaches of Arcadia, Sierra Madre, and Monrovia toward the mountains — carry real wildfire exposure, while the older flatland neighborhoods deal with the slow problems: aging clay and concrete tile, underlayment that has outlived its service life, mature tree canopy dropping debris into valleys, and the moss and trapped moisture that come with all that shade.

The SGV's older, tile-heavy housing stock shapes what we do most. Tile underlayment renewal — lifting and resetting sound clay or concrete tile over fresh underlayment — is the right, value-preserving fix for many San Marino and South Pasadena homes. Roof repair and roof leak repair for aged flashing, valleys, and tree-shaded decay. Roof replacement when a roof is past renewal. Fire-zone roofing with Class-A assemblies for the foothill edges of Arcadia and Sierra Madre. Plus roof inspection, emergency repair, maintenance, and skylights, gutters, and chimneys, with profile and color matching for historic homes.

Every stage of our work is photographed by drone so you can see the deck before it's covered. That documentation isn't an extra — it's how we work on every roof.

San Gabriel Valley rules that affect your roof

Title 24, fire zones, and old decking — what applies to your house.

We check what applies to your parcel before we quote, and we'll confirm it with the permitting authority for you.

Energy / cool roof (Title 24)

The San Gabriel Valley is largely in Climate Zone 9 (confirm your ZIP, as some inland areas reach Zone 10). Under Title 24, flat or low-slope roofs need a cool roof (about SRI 75) on a re-roof of 50%+ or 1,000+ sq ft; steep-slope roofs are exempt in Zone 9 but required in Zone 10. See the California Energy Commission standards.

Fire (Chapter 7A)

The flat valley floor generally isn't in a Very High Fire Hazard Severity Zone, but the northern foothill cities along the Angeles National Forest — Pasadena, Arcadia, Glendora, La Cañada Flintridge, Sierra Madre, Monrovia — have VHFHSZ parcels requiring a Class A roof and ember-resistant construction. You can check any parcel on the CAL FIRE hazard-zone viewer.

Decking / sheathing

Many older homes here have spaced 1×6 sheathing; for a modern shingle or tile system — and a Class A assembly — that often needs solid sheathing over it. A deck inspection at tear-off tells us for sure.

Permits & jurisdiction

Each San Gabriel Valley city issues its own permits; unincorporated areas go through LA County Public Works.

Financing

Financing available for qualified homeowners

You don't have to pay for a roof all at once: financing is available for qualified homeowners, subject to qualification — written itemized pricing first, financing second, never any pressure. And because Title 24 cool-roof products are qualifying energy improvements, a San Gabriel Valley re-roof that needs one may also qualify for PACE-style energy financing — ask us and we'll confirm what applies to your property.
