It starts with a free on-site inspection and a written, itemized proposal: the exact system, scope, timeline, and the deck-repair unit price, so there are no allowances that balloon later. We handle the permit and the Title 24 energy paperwork as part of the job.
Then the tear-off to bare deck, deck repair, underlayment, and the new system — each stage photographed by drone so you can see the deck before it is covered. The full photo set is yours, along with the warranty paperwork.

What warranty comes with a new roof?
A 10-year workmanship warranty in writing on every job. Manufacturer warranties on top of that: shingle systems carry a limited lifetime warranty, extendable to 50 years because we are an Owens Corning Preferred Contractor; flat-roof systems usually run 15 to 20 years; silicone coatings 10 to 20 years depending on how thick the material is applied.
Do you tear the old roof off, or install over it?
We tear off to the bare deck. It is the only way to inspect the decking, fix what has rotted, and install the underlayment and flashing the manufacturer warranty depends on. Deck-repair rates are written into the agreement before we start, so a surprise under the old roof does not become a surprise on the invoice.
Do you handle the permit and Title 24?
Yes. We pull the permit and handle the Title 24 energy documentation as part of the job, and we spec a compliant product from the start where your climate zone and roof slope require a cool roof.
Does a new roof need to be a cool roof in Los Angeles?
It depends on your climate zone and the slope. Most pitched residential roofs in the LA basin, the coast, and the San Fernando Valley are exempt; flat and low-slope roofs almost always need a cool-roof product; hot inland zones like Santa Clarita, Lancaster and Palmdale need one on every slope. The full rule is in the code notes below, and we confirm what applies to your parcel before we quote.
California Title 24: what the cool-roof rule means for your project
California's Title 24, Part 6 energy code applies by climate zone and roof slope, and it is triggered when you replace 50% or more of a roof (or about 1,000 sq ft). On flat and low-slope roofs, a CRRC-rated cool-roof product (aged solar reflectance ≥ 0.63, thermal emittance ≥ 0.75 — roughly SRI 75) is required in nearly every Southern California zone. On steep-slope (pitched) residential roofs, most of the LA basin, coast, and San Fernando Valley (Climate Zones 6, 8 and 9) is exempt — standard shingle or tile complies — while hot inland and desert zones (10–15, e.g. Santa Clarita, Lancaster, Palmdale) require a cool-roof product on every slope (about SRI 16). Cool-roof products come in many colors, not just white. Small like-for-like repairs generally don't trigger the rule, and trade-offs like added attic insulation can substitute in some cases.
