Encino roofing,
done the careful way.
Encino is big lots under old oaks. On a roof, that means leaves in the valleys, tannin stains on bare steel flashing, and a lot of tile that's past 25 years.

Roof inspection in Encino
What Encino roofs are up against.
Heavy tree cover keeps the valleys and gutters full of debris. Oak tannins eat bare steel flashing faster than you'd expect. Summer heat sits in an attic with no ventilation and shortens the life of the shingles above it.
What we get called for most in Encino: a valley blocked with debris, pushing water back under the tile. Underlayment that gave out under tile that's 25 years old or more. Attics with no ventilation.
What's on the roofs here: clay or concrete tile on the Mediterranean houses, dimensional shingle on the two-story traditionals, and standing-seam metal accents on the modern farmhouse builds.
Every stage gets photographed by drone, so you see the deck before it's covered. That's how we work on every roof.

We check what applies to your parcel before we quote, and we confirm it with the permitting authority for you.
Energy / cool roof (Title 24)
Encino sits in California Energy Commission Climate Zone 9. Under Title 24, Part 6, a low-slope or flat roof here must use a cool-roof product (aged solar reflectance of at least 0.63 and thermal emittance of at least 0.75, roughly SRI 75) when you replace 50% or more of the roof or about 1,000 sq ft or more. Steep-slope (pitched) residential roofs in Climate Zone 9 are exempt from the cool-roof requirement, so standard shingle or tile is fine. Small like-for-like repairs generally don't trigger it. See the California Energy Commission standards and the CRRC directory for rated products.
Fire — hillside parcels
Encino's hillside parcels in the Santa Monica Mountains fall in a Very High Fire Hazard Severity Zone, where Chapter 7A requires a Class A roof assembly, ember-resistant vents, and non-combustible flashing (no wood shake). Parcels on the valley floor generally aren't in a VHFHSZ. You can check any parcel on the CAL FIRE hazard-zone viewer.
Decking / sheathing
Many older Encino homes were built with spaced 1×6 “skip” sheathing under the original roof. For a modern shingle or tile system, or a Class A assembly, that decking often has to be overlaid with solid sheathing, and any rotted boards replaced. We confirm exactly what your roof needs with a deck inspection at tear-off.
Color & materials
Roof color isn't regulated by code. Where a cool roof is required you need a CRRC-rated product that meets the SRI, and those come in a wide range of colors, not just white.
