Energy / cool roof (Title 24)

The Palos Verdes Peninsula is in Climate Zone 6 (coastal). Under Title 24, flat or low-slope roofs need a cool roof (about SRI 75) on a re-roof of 50%+ or 1,000+ sq ft; steep-slope residential roofs are exempt. See the California Energy Commission standards.

Fire (Chapter 7A)

Much of the Peninsula is a Very High Fire Severity Zone, so most parcels require fire-retardant Class A roofing and ember-resistant vents and eaves. Some areas also carry landslide considerations. Confirm your parcel. You can check any parcel on the CAL FIRE hazard-zone viewer.

Decking / sheathing

Many older homes here have spaced 1×6 sheathing; for a modern shingle or tile system — and a Class A assembly — that often needs solid sheathing over it. A deck inspection at tear-off tells us for sure.
