Reseda

Reseda roofing,
done the careful way.

Reseda is Valley roofing at its most basic: long, hot summers, flat sun-exposed streets, and a lot of postwar homes whose original roofs are past their prime.

Our work in Reseda

What Reseda roofs are up against.

Reseda sits in the flat middle of the San Fernando Valley, where the summers are long and the sun doesn't let up. Afternoon heat in the 90s and 100s bakes the south- and west-facing slopes, strips the granules off asphalt shingle, and dries out the underlayment under tile years faster than a coastal roof. Most of Reseda is single-story postwar ranch homes on a tight grid, a lot of them still wearing roofs at or past the end of their life. Mature trees on the older streets drop debris into the valleys and gutters, and the fall Santa Ana winds crossing the open Valley floor find any shingle tab or ridge cap that has worked loose. The heat is what ends most Reseda roofs.

What's on the roofs here: asphalt shingle on the postwar ranch tracts. Concrete tile on the later builds and remodels. Flat and low-slope over patio additions and garages.

What we get called for most in Reseda: sun-baked, granule-bare shingle on the south and west slopes. Underlayment failure under aging tile. Valleys and gutters packed with debris under mature trees.

Every stage gets photographed by drone, so you see the deck before it's covered. That's how we work on every roof.

Reseda rules that affect your roof

Title 24, fire zones, and old decking: what applies to your house.

We check what applies to your parcel before we quote, and we confirm it with the permitting authority for you.

Energy / cool roof (Title 24)

Reseda sits in California Energy Commission Climate Zone 9. Under Title 24, Part 6, a low-slope or flat roof here must use a cool-roof product (aged solar reflectance of at least 0.63 and thermal emittance of at least 0.75, roughly SRI 75) when you replace 50% or more of the roof or about 1,000 sq ft or more. Steep-slope (pitched) residential roofs in Climate Zone 9 are exempt from the cool-roof requirement, so standard shingle or tile is fine. Small like-for-like repairs generally don't trigger it. See the California Energy Commission standards and the CRRC directory for rated products.

Fire

Reseda is flat San Fernando Valley floor and isn't in a Very High Fire Hazard Severity Zone, so a standard Class A roof is typical. Confirm your specific parcel. You can check any parcel on the CAL FIRE hazard-zone viewer.

Decking / sheathing

Many older Reseda homes were built with spaced 1×6 “skip” sheathing under the original roof. For a modern shingle or tile system, or a Class A assembly, that decking often has to be overlaid with solid sheathing, and any rotted boards replaced. We confirm exactly what your roof needs with a deck inspection at tear-off.

Color & materials

Roof color isn't regulated by code. Where a cool roof is required you need a CRRC-rated product that meets the SRI, and those come in a wide range of colors, not just white.
