Tile roof repair, reset, and replacement in Burbank.

49% of the housing in Burbank was built before 1960. On a roof that age, the question is what kind of tile it is: mortar-set clay barrel from that era can't be relaid, and most other tile can.

Burbank facts, with sources

What's true about Burbank roofs before we ever get on one.

Public records, not sales copy. Each line links to where it comes from.

What we see on the roofs here: 1920s–1930s bungalows with composition or original clay tile. Postwar tract ranches with shingle and low-slope additions. Rancho-area traditionals with concrete tile. That is from our own work in the area, not a statistic.

  • Housing. Median year built for housing in Burbank is 1961. About 70% of it went up before 1980, and 49% before 1960. Single-family homes are 48% of the units. U.S. Census, ACS 2024 5-year

  • Fire zone. Burbank's hillside parcels in the Verdugo Mountains and the Burbank hills are in a Very High Fire Hazard Severity Zone, where Chapter 7A requires a Class A roof assembly, ember-resistant vents, and non-combustible flashing (no wood shake). Parcels on the valley floor generally aren't in a VHFHSZ. You can check any parcel on the CAL FIRE hazard-zone viewer. CAL FIRE map

Why tile breaks

What breaks tile. Usually more than one of these.

  • Foot traffic. Tile has to be walked on in specific spots. Someone who doesn't know where to step breaks it, and often doesn't say anything.
  • Solar crews. Even careful crews break tile, especially older tile that's gotten brittle. Hire installers who work on tile regularly, and have the roof checked after.
  • Equipment on the roof. An AC condenser means technicians walking the roof. If you're doing a re-roof or a tile reset, it's worth moving the condenser to the side of the house, or the attic if that works, and taking anything else off the roof that doesn't need to be there.
  • Trees. Overhanging branches break tile when they fall. Trim them before it happens.
  • Age. Old tile gets brittle, which makes everything above more likely.
The rest of the tile answers, what's failing when a tile roof leaks, reset or replace, what breaks tile, what we do that other roofers skip, and how long underlayment lasts, are on the full Los Angeles tile roofing page. This page is the Burbank part.
A tile reset in progress: new replacement S-tile laid next to the original tile, a Samuel Roofing Inc. portfolio photo
From our portfolio: a tile reset in progress, new tile laid next to the original. This is what "close, not identical" looks like. One of our own Los Angeles-area jobs, not a Burbank job.
Tile reset, start to finish

Your tile, off and back on, with new underlayment between.

We take the tile off and set it aside, replace damaged wood, install new peel-and-stick underlayment, and put your original tile back. Every stage is photographed by drone, so you see the deck before the tile goes back on.

Warranty and the agreement

What's in writing before we start.

A 10-year workmanship warranty from me, in writing. The manufacturer's warranty on the materials runs 10 to 50 years depending on what goes on your roof; I tell you which applies before you sign. The agreement covers up to 10% wood replacement, with the per-sheet price written in for anything over. California caps the deposit at $1,000 or 10%, whichever is less, and you get three business days to cancel.

Straight answers

Two tile questions we hear in Burbank.

My tile roof is leaking. Do I need a new roof?

Usually not. Most tile leaks start at a broken tile or a pipe sealed with mastic, with old felt underneath letting the water through. If the tile can be lifted, the fix is new underlayment and your original tile back on. The exception is mortar-set clay barrel tile, which can't be relaid without breaking most of it; a serious leak there means a new roof.

Should I move my AC condenser off the roof?

If you're doing a re-roof or a tile reset, it's worth considering. Technicians walking the roof to service it are one of the most common causes of broken tile. The side of the house, or the attic if that works, keeps feet off the tile.
