done the careful way.

Our work in Huntington Beach

What Huntington Beach roofs are up against.

The defining factor here is marine air. Salt-laden moisture drifts across Huntington Beach day and night and goes after metal first — galvanized nails, flashing, vents, and gutters corrode years faster than they would inland. The closer to the Pier and Huntington Harbour off Pacific Coast Highway, the more aggressive the salt; homes near Bolsa Chica and along Goldenwest Street get a steady load too. Coastal sun ages shingles and dries underlayment, while winter storms drive rain sideways under tiles and behind flashing that has already begun to rust. The 92649 waterfront takes the harshest version of all of it. None of this is dramatic on the surface — which is why salt damage often goes unnoticed until a fastener lets go.

Huntington Beach is largely a city of 1960s and 1970s tract homes — much of Southeast HB and the neighborhoods in 92646 and 92647 off Beach Boulevard and Goldenwest Street — originally roofed in composition shingle and now on their second or third roof, with a good share converted to concrete tile. The Huntington Harbour waterfront in 92649 mixes sloped tile and composition with flat and low-slope sections on the modern homes, all taking direct salt exposure. Up near Bolsa Chica and Edwards Hill the homes sit higher and drier but still in marine air. Along Beach Boulevard are commercial buildings with flat TPO and modified-bitumen roofs. We work across all of them with the coast in mind: corrosion-resistant flashing and fasteners under shingle and tile systems, and modified-bitumen membranes on the flat sections.

Roof repair in Huntington Beach almost always comes back to metal. On the Southeast HB tracts off Beach Boulevard we replace corroded step flashing, rusted vents, and backed-out fasteners; near Huntington Harbour we rebuild flashing details that wind-driven rain has worked behind. We use corrosion-resistant flashing and fasteners so the fix outlasts the salt.

Roof replacement comes due across whole 1960s and 1970s tracts in 92646 and 92647 at once. We tear off, re-deck where salt and moisture have softened sheathing, install fresh underlayment, and re-roof with systems detailed for the coast.

Every stage of our work is photographed by drone so you can see the deck before it's covered. That documentation isn't an extra — it's how we work on every roof.

Huntington Beach rules that affect your roof

Title 24, fire zones, and old decking — what applies to your house.

We check what applies to your parcel before we quote, and we'll confirm it with the permitting authority for you.

Energy / cool roof (Title 24)

Huntington Beach sits in California Energy Commission Climate Zone 6. Under Title 24, Part 6, a low-slope or flat roof here must use a cool-roof product (aged solar reflectance of at least 0.63 and thermal emittance of at least 0.75 — roughly SRI 75) when you replace 50% or more of the roof or about 1,000 sq ft or more. Steep-slope (pitched) residential roofs in Climate Zone 6 are exempt from the cool-roof requirement, so standard shingle or tile is fine. Small like-for-like repairs generally don't trigger it. See the California Energy Commission standards and the CRRC directory for rated products.

Fire

Huntington Beach is flat coastal terrain and isn't in a Very High Fire Hazard Severity Zone, so a standard Class A roof is typical. Confirm your specific parcel. You can check any parcel on the CAL FIRE hazard-zone viewer.

Decking / sheathing

Many older Huntington Beach homes were built with spaced 1×6 “skip” sheathing under the original roof. For a modern shingle or tile system — and for a Class A assembly — that decking often has to be overlaid with solid sheathing, and any rotted boards replaced. We confirm exactly what your roof needs with a deck inspection at tear-off, not a guess.

Color & materials

Roof color isn't regulated by code. Where a cool roof is required you need a CRRC-rated product that meets the SRI — and those come in a wide range of colors, not just white.

Financing

Financing available for qualified Huntington Beach homeowners

You don't have to pay for a roof all at once: financing is available for qualified homeowners, subject to qualification — written itemized pricing first, financing second, never any pressure. And because Title 24 cool-roof products are qualifying energy improvements, a Huntington Beach re-roof that needs one may also qualify for PACE-style energy financing — ask us and we'll confirm what applies to your property.
