Tile roof repair, reset, and replacement in Glendale.

40% of the housing in Glendale was built before 1960. On a roof that age, the question is what kind of tile it is: mortar-set clay barrel from that era can't be relaid, and most other tile can.

Glendale facts, with sources

What's true about Glendale roofs before we ever get on one.

Public records, not sales copy. Each line links to where it comes from.

What we see on the roofs here: Mediterranean and Spanish Revival with clay tile. Traditional two-story homes with architectural shingle. Hillside contemporaries with low-slope membrane. That is from our own work in the area, not a statistic.

  • Housing. Median year built for housing in Glendale is 1967. About 67% of it went up before 1980, and 40% before 1960. Single-family homes are 35% of the units. U.S. Census, ACS 2024 5-year
  • Permits. City of Glendale Building & Safety. We pull the permit and pass the fee through at cost. department page
  • Fire zone. Glendale's hillside neighborhoods in the Verdugo Mountains, San Rafael Hills, and Crescenta foothills are in a Very High Fire Hazard Severity Zone, where Chapter 7A requires a Class A roof assembly, ember-resistant vents, and non-combustible flashing (no wood shake). Flatter parcels generally aren't. You can check any parcel on the CAL FIRE hazard-zone viewer. CAL FIRE map
  • Climate. California Energy Commission Climate Zone 9. The cool-roof rule applies to flat and low-slope sections only; a pitched tile roof is exempt here. CEC Title 24
How we do it

What we do that other roofers skip.

We don't use felt. Some roofers still put old tar paper under new tile to save money. Installed perfectly it can work, but it leaves no margin when a tile breaks. We use self-adhered underlayment rated for the heat under tile.

We don't replace old materials with the same old materials. The point of a re-roof is to leave the roof better than we found it.

We take the details seriously, because that's where leaks start: chimney flashing. Pan flashing at corners and transitions. Proper overlap of the underlayment. Pipes and vents flashed correctly and sealed with roof-rated silicone, not black mastic.

The rest of the tile answers, what's failing when a tile roof leaks, reset or replace, what breaks tile, what we do that other roofers skip, and how long underlayment lasts, are on the full Los Angeles tile roofing page. This page is the Glendale part.
A tile reset in progress: new replacement S-tile laid next to the original tile, a Samuel Roofing Inc. portfolio photo
From our portfolio: a tile reset in progress, new tile laid next to the original. This is what "close, not identical" looks like. One of our own Los Angeles-area jobs, not a Glendale job.
Tile reset, start to finish

Your tile, off and back on, with new underlayment between.

We take the tile off and set it aside, replace damaged wood, install new peel-and-stick underlayment, and put your original tile back. Every stage is photographed by drone, so you see the deck before the tile goes back on.

Warranty and the agreement

What's in writing before we start.

A 10-year workmanship warranty from me, in writing. The manufacturer's warranty on the materials runs 10 to 50 years depending on what goes on your roof; I tell you which applies before you sign. The agreement covers up to 10% wood replacement, with the per-sheet price written in for anything over. California caps the deposit at $1,000 or 10%, whichever is less, and you get three business days to cancel.

Straight answers

Two tile questions we hear in Glendale.

Will the replacement tiles match my old ones?

Close, not identical. Some tiles break during removal. We replace them with new ones matched as closely as we can, but new tile next to old tile won't match perfectly, and we say that up front.

What's under the tile when you relay it?

Self-adhered peel-and-stick underlayment, Polyglass among others, never felt. When a nail goes through it, the rubberized asphalt seals around the nail, so a tile that breaks later doesn't become a leak.
